How VEREiHub Works

Each suburb receives a composite score from 0 to 100. The score is calculated from five weighted dimensions:

• Safety (30%): Derived from resident safety ratings on a 1 to 5 scale.
• Schools (20%): Proximity and count of private, independent, and public schools.
• Load shedding (20%): Current Eskom stage and weekly outage frequency for the suburb area.
• Community reviews (15%): Volume and recency of verified resident reviews.
• Infrastructure (15%): Presence of gated estates, access control, and transport links.

Scores are recalculated at build time and updated every 24 hours via Vercel ISR.

VEREiHub draws on several data sources:

• Property prices: Lightstone property data, refreshed quarterly.
• Load shedding: EskomSePush API, municipality-level schedule data.
• Schools: Department of Education registers and curated local research.
• Safety: SAPS precinct data and resident review aggregation.
• Estate and complex data: CIPC records and community submissions.

Each data point carries a source label and date on the relevant section of every suburb page.

Every review submitted on VEREiHub goes through AI moderation before it is published. The moderation process checks for:

• Personal attacks or content targeting individuals.
• Unverifiable claims presented as fact.
• Spam, promotional content, or coordinated submissions.
• Content that violates our community guidelines.

Reviews that raise concerns are labelled "Under review" and remain visible while our team assesses them. Reviews are never silently removed.

VEREiHub has three user tiers:

• Guest: Full read access to all suburb content. No account needed.
• Registered (email): Can submit reviews and join community threads. One review per entity.
• Phone verified: Can create entity pages and toggle anonymous posting per review. Anonymous posts display as "Verified Resident".

Identity verification is not available on VEREiHub. It is a feature of VEREi, the listings platform that VEREiHub feeds into.

Suburb pages are statically generated and revalidated every 24 hours. This means:

• Scores and rankings reflect data as of the last build.
• Load shedding schedules update within 24 hours of Eskom changes.
• New reviews appear within minutes of moderation approval, independent of the page cache.

VEREiHub is a community intelligence platform, not a listings site. We do not:

• List properties for sale or rent.
• Facilitate transactions, deposits, or payments of any kind.
• Endorse or rank individual agents, agencies, or developers.
• Guarantee the accuracy of suburb scores or user-submitted reviews.
