Kagiso M.
Cedar Creek Estate
What they liked
Professional security, responsive body corporate, strong community spirit.
Problems
Guest parking fills up on weekends.

Lonehill
What they liked
Family oriented, excellent schools within walking distance, green spaces and parks.
Problems
William Nicol traffic can double your commute during peak hours.
Good to know
Budget an extra 30 minutes for school drop-off on wet mornings.

Thabo M.
Fourways (open suburb)
What they liked
Close to everything. Montecasino, the mall, restaurants all within 5 minutes.
Problems
Open streets feel less safe at night. Two break-ins on our block in 2025.
Good to know
Worth paying the premium for an estate. The difference in security quality is significant.

Bryanston
Lisa L.
Bryanston (open suburb)
What they liked
The schools are exceptional. St Stithians is literally around the corner. Suburb feels established and green.
Problems
Security on open streets is a real concern. We upgraded to a full armed response system after a neighbour was robbed.
Good to know
Budget for serious security. Gate motors, beams, cameras, and armed response are not optional in the open suburb sections.

Shearwater Estate
What they liked
Estate is very well-run. Security is consistent, body corporate is professional. Feels genuinely safe.
Problems
Levy increases have been above inflation for three consecutive years.
Good to know
Get on the body corporate AGM calendar. Owners who engage have real influence over the estate.

Suburb
Sandton Central
Naledi P.
The Leonardo
What they liked
The views are genuinely spectacular. Gautrain is a 4-minute walk. Never need to drive to work.
Problems
Service charges are very high. Budget around R6,500 per month on top of rent for utilities and levies.
Good to know
The building amenities are only useful if you actually use them. Price them in before signing.
February 2026
James K.
Sandton Central (street level)
What they liked
Everything is accessible. No commute, no parking headaches, restaurants on your doorstep.
Problems
Do not walk from Sandton City to the Gautrain station alone at night. I was mugged twice in 18 months.
Good to know
Security in the buildings is good. Security on the streets is not. Take an Uber for any late-night movement.
January 2026
Suburb
Rosebank
Siphiwe N.
Park Central
What they liked
Walkability is incredible. Coffee shop, gym, restaurants, Gautrain: all within 5 minutes on foot. I have not needed my car on a weekday in 8 months.
Problems
Noise from Bath Avenue on Friday and Saturday nights can be significant if you face the street.
Good to know
Request a unit facing away from Bath Avenue if you are a light sleeper. The difference in noise levels is substantial.
March 2026
Amy W.
Rosebank (The Zone area)
What they liked
Best food scene in Joburg. There is always somewhere new opening. The Sunday market is a genuine highlight.
Problems
Do not walk alone on the side streets late at night. Keep to the main strips and have Uber on standby.
Good to know
The BRT Rea Vaya buses are unreliable. Use Uber or the Gautrain for everything transit-related.

Suburb
Waterfall City
Thandi K.
Waterfall Country Estate
What they liked
Security is exceptional. The kids can ride their bikes to school inside the precinct. Netcare hospital is 4 minutes away. It genuinely feels like a different country.
Problems
HOA fees are high and increase annually. Construction in newer phases can be noisy.
Good to know
Factor in R4,000 to R8,000 per month for HOA fees depending on your home size. It is not a hidden cost, but it is a real one.
February 2026
Riaan S.
Ellipse Waterfall
What they liked
Sky pool is incredible. Mall access from the lobby. Views are spectacular at night. Building management is responsive.
Problems
Service charges for Ellipse are extremely high. Parking is limited if you have more than one vehicle.
Good to know
Confirm exactly what service charges cover before you sign. The number can surprise first-time buyers.

Blue Valley Golf Estate
What they liked
Walking to the first tee from my front door in 8 minutes. Security is excellent. The estate is immaculate. Feels far removed from Joburg stress.
Problems
HOA fees are significant. And the N1 on-ramp traffic during peak hours can be very bad.
Good to know
If you are serious about golf, there is no better address in Gauteng at this price point.
February 2026
Christine T.
Kyalami Estates
What they liked
Space. My kids can actually play outside safely. The erven are large. Neighbours are great. No traffic noise.
Problems
You are driving everywhere. There is no corner shop, no coffee shop within walking distance.
Good to know
The nearest decent supermarket is a 10-minute drive. Plan your week and do one big shop.

Suburb
Morningside
Zanele N.
Morningside (Rivonia Road)
What they liked
Gautrain bus is 3 minutes from my door. I am at Sandton in 12 minutes. No parking, no traffic stress. The price is also significantly lower than Rosebank.
Problems
The stretch of Rivonia Road near the bus stops has ongoing petty crime. Phone snatching has happened to two people I know.
Good to know
Keep your phone in your pocket at the bus stop. Stay aware and do not stand at the roadside with headphones in both ears.
March 2026
Gerhard T.
Sandton Skye
What they liked
Great value for Sandton proximity. The building is modern, management is responsive, and gym is decent.
Problems
Construction noise from nearby developments during the week. Parking is tight if you have two cars.
Good to know
Book an extra parking bay when you move in. They sell out quickly.
February 2026
Suburb
Lonehill
Nomsa M.
Lonehill Country Estate
What they liked
The security is excellent and the estate is genuinely quiet at night. My kids walk to the park inside the estate on weekends. Schools are close and the drive to Fourways for shopping takes 8 minutes.
Problems
William Nicol becomes very congested during school drop-off. Factor 20 extra minutes into morning commutes from about 7am to 8:15am.
Good to know
The estate has a residents WhatsApp group that is actually useful for security alerts and maintenance coordination. Request to join on move-in.
January 2026
Bradley R.
Cedar Grove
What they liked
Excellent value for the location. My 3-bedroom is R4,000 cheaper per month than comparable units in Fourways, and I am 12 minutes from the same shopping centres.
Problems
The roads inside Lonehill itself are poorly maintained. Potholes on Lonehill Drive have been bad for two years now.
Good to know
Fibre is available throughout the suburb. Vumatel had the widest coverage when I moved in.
February 2026
Suburb
Sunninghill
Thabo K.
Sunninghill Estate
What they liked
I work in the Sunninghill business park and my commute is 4 minutes by car. The estate is secure, quiet at night, and the value is excellent compared to what my colleagues pay in Fourways.
Problems
The Sunninghill Shopping Centre is quite limited for a full weekly shop. I still drive to Fourways Crossing for the larger stores.
Good to know
New Road becomes heavily congested during morning peak hours. Leave before 7:30am or after 8:30am if you can.
March 2026
Sanele K.
Sunrise Boulevard (open street)
What they liked
Extremely convenient location and competitive rent. Close to everything I need for work.
Problems
Not ideal for walking at night. The commercial strip gets quiet and isolated after 7pm and there have been incidents near the coffee shops.
Good to know
Choose a complex with armed response over a freestanding property on Sunrise Boulevard. The price difference is worth it for the peace of mind.

Douglasdale
Pieter M.
Douglasdale (open street)
What they liked
We have a 4-bedroom house with a big garden for what we would pay for a 3-bedroom townhouse in Fourways. The street is quiet and our neighbours have lived here for 15 years.
Problems
Open suburb security requires real commitment. We have three armed response companies on our road because one alone felt insufficient. Budget for that.
Good to know
Join your street WhatsApp group immediately. Residents share real-time security alerts and it genuinely makes a difference to response times.
March 2026
Amara F.
Douglasdale Estate
What they liked
Best decision we made was choosing the gated estate over an open street. The security is professional, the management is responsive, and we feel genuinely safe.
Problems
The estate levies have increased significantly over three years. Factor body corporate cost increases into your long-term budget.
Good to know
The estate has a school run system during peak hours that makes drop-off at Crawford Lonehill very manageable.
February 2026

Randburg
Lerato P.
Brightwater Estate
What they liked
I pay R9,500 for a 2-bedroom in a proper gated estate with a pool. The security is professional and the management responds within the same day. My colleagues in Sandton pay double for the same size.
Problems
The drive to Sandton on Jan Smuts is painful during peak hours. I allow 40 minutes in the morning.
Good to know
Research the specific complex carefully before signing. The quality difference between buildings in Randburg is enormous. The estate model is completely different from the open street experience.
March 2026
Dumisani M.
Randburg CBD area
What they liked
The Rea Vaya BRT means I do not need a car. I get to my office in Newtown in 35 minutes. For a first apartment at my price point, Randburg is genuinely the most connected northern suburb.
Problems
The streets around the taxi rank and the CBD itself require awareness at all times. I stick to known routes and avoid walking after dark.
Good to know
Hill Street and Republic Road are the safest pedestrian routes in the area. Avoid the blocks directly east of the taxi rank.
January 2026
Suburb
Midrand
Nandi M.
Waterfall Country Estate
What they liked
The Gautrain is a genuine game-changer. I commute to Sandton three days a week and the station is 8 minutes from my complex. The estate itself is immaculate and very secure.
Problems
Mall of Africa is fantastic but the surrounding roads get chaotic on weekends. Budget extra time if you need to drive anywhere near the mall on a Saturday afternoon.
Good to know
Buy a Gautrain monthly pass if you commute to Sandton or Rosebank regularly. The savings over daily loading are significant.
February 2026
Ruan S.
Midrand Central Apartments
What they liked
Very affordable for the location. I pay significantly less than colleagues in Fourways and have similar access to everything I need.
Problems
The complex is older and the body corporate could be more active on maintenance. Some common areas look neglected.
Good to know
Halfway House pricing is considerably cheaper than Waterfall City for essentially the same N1 access. Do your sums before committing to a premium development.

Naledi knew the Cedar Creek market better than anyone I spoke to. We listed on a Tuesday and had three offers by the weekend. She was completely transparent about pricing strategy.
Problems
The paperwork process felt slow, but that may be the transfer attorneys rather than Meridian.
Good to know
Ask specifically for Naledi if you are selling in Cedar Creek or the surrounding estates. She has a clear track record there.

Amahle found a quality tenant for our Fourways Gardens unit within 10 days of mandate. Proper credit checks done. No issues in the first 6 months.
Problems
Communication between the rental and admin teams was occasionally fragmented. Had to follow up twice for the lease agreement.
Good to know
Meridian uses TPN for credit checks, which is solid. Make sure you confirm the credit check criteria upfront if you have specific tenant requirements.

Brendan was knowledgeable about the Sunninghill market and helped me narrow down options efficiently.
Problems
Felt like the agency prioritised sellers in negotiations. Offer feedback was slow and I sometimes had to chase for responses.
Good to know
As a buyer, be proactive. Meridian agents carry large mandates and buyers can fall to the bottom of the priority stack. Push for regular updates.

Claire sold our Sea Point apartment in 11 days at asking price. She knew exactly what comparable units had gone for and positioned us correctly from day one. No guesswork, no inflated mandate promises.
Problems
Nothing significant. The conveyancing attorney was slower than expected but that is outside the agency's control.
Good to know
Ask Claire for the micro-market data on your specific street before you price. She has granular knowledge of which blocks command premiums and why.

Gareth was straightforward and did not play games. Showed us properties that actually matched our brief rather than wasting our time on aspirational listings.
Problems
The De Waterkant market moves fast and we missed two units we wanted. Felt like we needed to be more aggressive with offer timelines.
Good to know
In the City Bowl market, good properties receive multiple offers within days. Have your finance in order and be ready to move without a long deliberation period.

Yusra was efficient and professional. Application to lease signature took 6 days, which was faster than every other agent I dealt with in Sea Point.
Problems
The online application portal had a few bugs that made document uploads frustrating. Minor issue but worth flagging.
Good to know
Sea Point rental demand is high year-round. Do not wait for the perfect property. Good units at fair prices go within days of listing.

Priya knew the Umhlanga Ridge tower market better than any agent I spoke to, and I spoke to seven. She told me which floors of which buildings had levy issues and which ones had the best capital growth track record. That level of detail is rare.
Problems
None worth mentioning. The process was smooth from viewing to registration.
Good to know
Ask Priya specifically about the levy health of any building you are considering. Some towers in the Ridge have chronic special levy issues that erode your investment return.

Brett achieved our asking price on the La Lucia home after one open weekend. Excellent presentation and targeted buyer database.
Problems
Communication slowed once the offer was signed and we entered the transfer process. We had to follow up for updates.
Good to know
La Lucia is a tight market. There are fewer buyers than in Umhlanga Ridge and deals take longer. Set realistic timelines and price correctly from the start.

Sandile placed a good long-term tenant within three weeks. Credit checks were thorough.
Problems
The reporting on my holiday unit management was inconsistent. Booking income summaries arrived late and I had to request them.
Good to know
If you are using Coastal Keys for holiday management, set up a monthly reporting expectation in writing at the start of the mandate. It will save you frustration.

Elmarie has sold four properties for me in Waterkloof over 12 years. Her knowledge of the street-level price dynamics in that suburb is something no new agent can replicate. Consistent, professional, and completely straight with pricing advice.
Problems
None. When you work with someone this experienced the process is smooth.
Good to know
In Waterkloof, price per square metre varies enormously by street and era of construction. Elmarie will walk you through exactly why before you mandate.

Rina in the first-time buyer division made the whole process manageable. I was completely lost on bonds and transfer costs. She walked me through everything, connected me with a bond originator, and never made me feel rushed.
Problems
The process itself is slow in South Africa. Rina managed expectations well but registration still took three months after offer acceptance.
Good to know
Use a bond originator rather than going directly to your bank. Rina recommends specific ones and the rate difference saved me R180 per month on my bond repayment.

Found a good Hatfield apartment for my postdoc year. Tshepo was helpful and the process was straightforward. Lease was signed digitally which made things easy.
Problems
The Hatfield rental stock on their books was limited. I found a better selection of what I needed on the general market.
Good to know
If you need student or academic accommodation in Hatfield, register your interest early. Good units near UP campus go fast in January and June.
